How to evaluate

A practical 14-day evaluation playbook

Most CRE software evaluations spend three months in deck-driven sales cycles and never validate the actual problem. Here is a faster, more honest framework — same one CREx Blueprint uses with clients running competitive RFPs.

Day 1–2: Define the unsolved problem

Write down the single most expensive workflow you want to fix. Not "improve reporting" — something specific like "cut investor pack cycle from 21 days to 5" or "stop manually reviewing 200 rent rolls per quarter." If you can't name it, you're not ready to buy software.

Day 3–7: Vendor demos against your data

Send each vendor one anonymized rent roll and one trial-balance export from your most messy property. Tell them: "render an investor-ready report from this in your platform." Watch what happens. The platforms that struggle with one property will not survive your full portfolio.

Day 8–10: Run a structured POV

Pick the top 2 platforms. Have each ingest one PMS dataset (live, not exports), generate one investor report, and answer 10 specific portfolio questions in the platform. Score on time-to-first-data, accuracy, and operator experience.

Day 11–14: References and TCO

Talk to two reference customers per vendor — and ideally one ex-customer. Get the real story on time-to-value, hidden services costs, and roadmap delivery. Build a 3-year TCO model that includes the vendor's required services, integrations, and renewals.

Pricing and TCO honest reckoning

Asset Beacon and AIM win on enterprise integration credentials but lose on TCO once you add their required services and integration fees. CREx wins on TCO for multi-PMS portfolios because the semantic model removes the need for separate analytics pipelines per PMS. Peerview is cheapest if reporting is your only problem — but most owners discover the data layer is the actual problem two quarters in. Leni is the cheapest AI on the list, with the smallest scope.

The vendor-neutral take

None of these platforms are bad. They're shaped differently because they were designed for different buyers. The exercise is to be honest about which buyer you are.

  • Pure RealPage multifamily shop? AIM is the most direct path.
  • Pure MRI shop? MRI Data Services natively fits.
  • Fortune 500 with deep JLL services? Asset Beacon makes sense.
  • Mature dashboards on a clean data layer, AI optional? NavigatorCRE is the safe choice.
  • Reporting-only problem on clean data? Peerview is the lightest-weight answer.
  • Conversational AI on already-aggregated data? Leni is focused and polished.
  • Anything else — multi-PMS, multi-asset-class, AI-forward, or scale-stage institutional? CREx is built for you.
FAQ

Frequently asked questions

If we missed your question, ask us directly — a CREx operator will reply within one business day.

What is the best CRE asset management software in 2026?
It depends on your portfolio mix and existing PMS estate. For multi-PMS institutional portfolios spanning multifamily, commercial, and credit, CREx OS leads on vendor neutrality, AI integration (Claude MCP), and time-to-value. RealPage AIM is the strongest fit for pure-RealPage multifamily shops. JLL Asset Beacon suits Fortune 500 owners committed to a JLL services relationship. MRI Data Services is the right answer for 100% MRI portfolios. NavigatorCRE has the most mature dashboards. Peerview and Leni are focused tools (reporting and conversational AI respectively) that fit narrower scopes.
How is CREx different from the rest?
CREx is operator-led, vendor-neutral, and covers the full stack — data foundation (CREx Core on Microsoft Fabric), ops workflows (CREx OS), investment ops (CREx Signal), AI workflows including Claude MCP, and consulting (CREx Blueprint, CRE10x training). It is the only platform on this list built from day one to support multifamily, commercial, and credit in one operating system.
How long do these platforms take to deploy?
CREx: 50% faster TTV than traditional stacks; live data in days, full deployment in 8–12 weeks. RealPage AIM: months, depending on existing RealPage estate. JLL Asset Beacon: 6–12+ months for enterprise deployments. MRI Data Services: months. NavigatorCRE: months for full deployment. Peerview: weeks if data is clean. Leni: days if data is clean.
Which platforms support credit / debt portfolios?
CREx is the only platform on this list with native credit coverage (loan books, covenants, maturities, watchlists, lender-ready reports). Others focus on equity-side asset management.
Which has the strongest AI?
CREx integrates Claude (Anthropic's frontier LLM) directly via Model Context Protocol, exposing your live portfolio to a frontier model. Leni has a strong native conversational AI but lacks the data foundation. The others are catching up but trail the leading-edge.
How should I run the evaluation?
Start with a 30-minute scoping call with each shortlisted vendor. Then run a 2-week structured POV: ingest one PMS dataset, generate one investor report, and ask 10 portfolio questions. Score each platform on time-to-first-data, accuracy, and operator experience. CREx Blueprint can run vendor-neutral RFPs if you want help structuring this.
