Separate fictional scenario / Maple / September 2026

A $10,000 gap.
A question to investigate.

Maple’s fictional September property NOI is $80,000 against a $90,000 budget. That is $10,000 unfavorable, or 11.1% below budget. The figures show the variance; they do not establish its operating cause.

This example uses monthly operating revenue less operating expenses, excluding debt service, capital expenditure and income tax. It is not a lender-defined cash-flow or covenant calculation.

Fictional September 2026 property operating comparison · USD
MeasureActualBudgetActual − budget
Operating revenue$150,000$160,000−$10,000
Operating expenses$70,000$70,000$0
Property NOI$80,000$90,000−$10,000 / −11.1%

Actual and budget use the same monthly period, property scope and illustrative accounting basis. Percent variance uses budget NOI as the denominator. No annualization or forecast is used here.

Evidence before explanation

Keep the basis beside the answer.

Source pack

The stated inputs.

Fictional September closed-month extract dated 30 September; budget version 2 dated 1 July; investment-plan version 3 dated 1 August. The example treats these as accepted inputs for the illustration only.

What is known

The arithmetic bridge.

Revenue is $10,000 below budget and expenses match budget, so the supplied totals reconcile to a $10,000 NOI shortfall. This bridge does not identify the cause of the revenue gap.

What is missing

The manager’s explanation.

General-ledger detail, revenue timing, concessions and manager commentary are missing. Occupancy, collection performance or pricing cannot be named as the cause from these totals alone.

Human review

Prepare the questions.
Review the response.

  1. Confirm comparability. Review period, mapping and accounting basis. If actual or budget basis differs, hold the comparison until reconciled.
  2. Request the bridge. Ask the manager for the revenue line items and timing adjustments that explain the gap.
  3. Relate it to the plan. Check whether the issue is temporary, structural or still unresolved; the totals alone do not settle this.
  4. Agree the next step. The AM accepts the action, owner and follow-up date. A forecast or plan change requires a separate reviewed assumption.

This story uses a separate fictional financial pack. It does not reconcile with the AR examples, the Morning portfolio, the Loan cash-flow example or the Valuation scenario.

The foundation underneath

The plan needs
an agreed basis.

OS supplies the property data/context foundation. Intelligence brings that context into the review. An accepted closed-month financial/NOI pack means reviewed actuals, budget mapping, accounting basis and the relevant source periods.
