CREx / CRE10x
The 2-week AI install $10,000 fixed Cohorts of 5 firms

A second brain for your portfolio. Live in 2 weeks.

CRE10x installs an AI-ready file architecture and an AI-maintained second brain in your existing OneDrive or Google Drive. Every loan and lease inventoried from your source documents and rebuilt on a schedule, so the 12-month maturity question takes 10 seconds instead of an afternoon. Your files never move.

/ 01 The problem

Your data exists. It's just buried in PDFs.

Ask which of your loans mature in the next 12 months and the honest answer is an afternoon. The loan docs live in OneDrive. The terms live in a spreadsheet. And the spreadsheet's logic lives in the head of an analyst who left in March. That is the normal state of a 15-asset portfolio.

The fix is not another platform. It is making your source documents the system of record. AI reads them, writes a compact inventory of every loan and lease, and rebuilds it every Monday morning. Anyone on the team can ask it anything. Nobody's departure takes the answers with them.

What you get

Four things, installed and proven.

One fixed-fee install. Nothing migrates, nothing gets rebuilt. Your team files PDFs into folders, same as always; the system does the rest.

/01 · Architecture
The file architecture

A documented folder structure for your existing OneDrive or Google Drive. Acquisitions, operations, dispositions, investors. Every folder documented so AI can navigate it.

/02 · Second brain
The second brain

AI-maintained inventories of every loan and lease, rebuilt from your source documents on a schedule. Balance, rate, maturity, covenant, expiration. All of it, current.

/03 · Automation
The automation set

Monday 7am brain refresh. Friday 6am key-dates digest, every maturity and expiration flagged by urgency: overdue, 30, 90, 180 days. Monthly file health check.

/04 · Your team
Your team, trained

Live training before the system shows up, with a one-page cheat sheet. Your team asks questions in plain English and files documents in folders, same as now. How training works →

The install

Two weeks, start to proven.

Discovery catches everything that kills a deployment before you sign. Then the install runs on a fixed clock, and the acceptance test decides when we are done.

/ 01WEEK 0
Discovery

Stack survey, document inventory, IT sign-off in writing, and one named internal owner. We count your scanned documents before quoting anything above 10 assets.

/ 02WEEK 1
Train & connect

Your team learns the AI assistant in a live 90-minute session. We deploy the file architecture into your drive and wire up the connectors. Nothing migrates.

/ 03WEEK 2
Load & prove

We load your loans, leases, and rent rolls, then run the acceptance test: five questions about your portfolio, picked by you, verified against source documents.

/ 04ONGOING
The schedule runs

Monday refresh, Friday digest, monthly health check. Refi closes? Drop the docs in the folder and say "refresh the brain." That is the whole update process.

/ 02 Done, defined

There is no go-live date. The test decides.

Before we call an install done, you ask the system five questions about your own portfolio. Which loans mature in the next 12 months. What is the balance on the bridge loan. Which leases expire this quarter. Real questions, picked by you. Every answer gets checked against the source document. One wrong answer and we keep working. It is in the SOW.

Scans are the honest limitation of AI document parsing. Anything the scanners cannot read with confidence goes to a needs-review queue instead of silently producing a wrong number. A person clears the queue, and the install is not accepted until it sits under 10% of files. The real risk with AI in asset management is a wrong answer delivered confidently, so we designed for the failure mode first.

Pricing

Our pricing, in public.

Because you would want it too. One fixed fee for the install, then optional sprints and support on your timeline.

  • Discovery, IT sign-off, and a named owner
  • Team training plus one-page cheat sheet
  • File architecture and your first data load
  • Monday refresh, Friday digest, monthly health check

/ 02 · After the install Your timeline

Sprints and support.

Optional two-week sprints add one capability at a time from a catalog of 50 builds, scoped per engagement. Ongoing AI support runs from $1,500 a month.

  • Covenant tracking, renewal drafting, investor letters
  • Underwriting in your own Excel model
  • Every sprint: metric on day 1, live by day 10, runbook at handoff
  • Support: health checks, queue cleanup, new automations on request
The tools underneath (you pay these directly; we configure)

Claude runs $20 per seat per month billed annually, minimum 2 seats. HubSpot is free under 2 users. You already pay for Office or Google. A 2-person shop runs the whole stack for about $50 a month.

The math: if answering one loan-maturity question costs an analyst an afternoon, and it happens twice a month, the install pays for itself before the year is out. Most clients find the mispriced renewal or the forgotten covenant a lot sooner.

Get started

Watch it read your own documents.

The fastest way to evaluate CRE10x is not another page. Send us two or three loan summaries and a rent roll, redact whatever you like. On a 20-minute call we run them through the system live. You watch the inventory build itself, then ask it whatever you want. If it is not obviously useful in those 20 minutes, we shake hands and you keep the parsed output.

No. The system runs on Claude Team, which does not train on your content by default. Your loan docs stay your loan docs. IT sign-off is a named step in discovery, in writing, before anything gets installed.
